How to read these numbers
observed means the figure comes from a record we hold — an advertised unit price we read, a decided planning application, a priced land listing, an operator's own unit count. modelled means it is our calculation, with the assumption stated next to it.
No UK floor area here is internally measured, so every area is shown as a band derived from the mapped footprint or site area. Build costs use model 2026.1 and are what the same store would cost to build today, not what the original developer paid. Planning times come from the 1,552 decided storage applications we hold (998 approved, 49 refused, UK median 74 days). Photos are Google street and satellite imagery at the recorded coordinates and can be several years old.
